Why before matters more than after
Most property consultations happen after the move, when a family has settled in and something feels wrong. By then the options have narrowed to correction, and some things cannot be corrected without work nobody wants to pay for. Assessed beforehand, the same findings are simply part of the decision.
The check has three parts. The first is vastu: orientation, entrance direction, the placement of kitchen, bathrooms and bedrooms, the state of the north-east zone, and where water and heavy mass sit. This determines what would be easy to live with and what would need ongoing correction.
The second is the atmosphere of the place itself. Some properties carry a disturbance — from a bereavement, a long illness, a bitter separation, or an unresolved dispute among previous occupants. It is not always detectable from documents, and it is one of the more common reasons a family feels unsettled in a home that looks entirely fine on paper.
The third is timing. Buying property is a major undertaking and the periods running in your chart bear on it. Where the timing looks poor, that is said plainly. Where a property carries a real difficulty, you are told the scale of it and what correction would involve, so you can weigh it against the price rather than discover it later.

A clear, caring path
How a property is assessed
A pre-purchase check reviews the plan and true orientation, assesses the property's atmosphere, and tests the timing of the purchase against your own chart. It is done before commitment, while the findings can still change your decision or your offer.
Review plan and orientation
Floor plan, compass orientation and photographs are examined — entrance direction, room placement, water sources and the state of each zone.
Assess the property's atmosphere
Where a visit is possible the place itself is assessed, including any disturbance carried from previous occupants that documents would not reveal.
Check timing and report plainly
The purchase is weighed against the periods running in your chart, and you receive a clear account of what is favourable, what would need correcting and what it would take.
At a glance
Remote assessment or an in-person visit?
Both are offered. Property decisions move quickly, so a remote assessment is often the practical choice.
| Remote assessment | In-person visit | |
|---|---|---|
| What you provide | Floor plan, compass orientation, clear photographs | Access to the property |
| Typical turnaround | A few days, faster where the plan is already to hand | Arranged around the viewing or condition period |
| Covers directional vastu | Yes | Yes |
| Covers the atmosphere of the place | Partly — photographs carry only so much | Yes, and this is the reason to choose it |
| Available across | Anywhere | Kitchener, Waterloo, Cambridge, Guelph and Brantford |

When to arrange a check
Best arranged before an offer is accepted, while you still have options.
- You have an offer in and want the property assessed before closing
- You are choosing between two properties and cannot separate them
- A house feels wrong on viewing and you cannot say why
- The property has been on the market unusually long
- You know a previous occupant died or divorced in the home
- You are buying a business premises rather than a house
